Four Seasons Hotel (No. 8 Nov-99)

The Four Seasons Hotel is an International 5 star 250 bedroom hotel currently being built at the corner of the RDS in Dublin. It is due to open in April 2000.

The Four Seasons group build hotels in many countries and use the same principle members of the design team. Hence the main architect was based in LA, the interior designer in Boston and the services Engineers in Toronto. Added to this team were Ove Arup & Partners as Structural Engineers and a local architect. Due to this, the use of the latest communications methods was essential during the coordinated detail design. All design team members’ drawings were posted on a central internet site. Due to the 5 star rating of the hotel, the building is highly serviced with full air conditioning throughout and obviously the level of finish is very high.

The building comprises of one level of basement and six habitable storeys. The attic space is used as a plant room. The basement is a mixture of car parking, plant rooms, kitchens and a fitness centre with swimming pool. The habitable part of the basement was externally treated using Voltex System. The car parking area was classed as a Grade 2 basement and therefore hydrophilic waterbar was used on all construction joints. The Voltex System proved to be very versatile and easy to use on site. Obviously the more straightforward it is to use, the less chance there is for leaks. Although the initial site investigation noted that the general water table level was approximately 1m below the basement, we did discover an underground stream in one corner which caused the final head of water around the basement to be much higher.
